Updating the Kitchens of Henderson's First Master Plan

Countertops in Green Valley are often the oldest surfaces in the house. Green Valley is not a separate city. It is a master-planned community inside the City of Henderson, and its grand opening on October 24, 1978 makes it older than Summerlin. Kitchens from those first phases were commonly finished with tile, laminate and cultured marble, and many have been patched rather than replaced. That is the usual job here: pulling out the original tops and putting in something that holds up to forty more years.

Three eras under one name

Green Valley covers about 8,400 acres and was built over decades, so a kitchen on one street can be a generation apart from one a mile away. The original neighborhoods date to the late 1970s and 1980s. Green Valley South started around 1985. Green Valley Ranch, the later phase, began construction in 1994. Each era has its own common problems:

  • 1978 to 1980s homes: grout-line tile counters, laminate with swollen seams near the sink, and cabinets that may need leveling before stone goes on
  • Late 1980s and 1990s homes: cultured marble vanities with crazing, and the first wave of square-edge granite
  • Green Valley Ranch era: builder-grade granite slabs with visible seams and dated edge profiles, often in good shape but out of style

Checking the cabinets before the stone

A quartz or granite top weighs far more than tile over plywood. Before we quote a replacement on an older Green Valley kitchen, we check that the cabinet boxes are square, solid and level. Sagging corner cabinets or water-damaged sink bases are better repaired or reinforced now than after a slab is sitting on them. If a cabinet needs replacing, we will tell you and leave that choice to you.

Quartz for the kitchens families actually use

For most Green Valley kitchens we steer toward quartz. Henderson city water tests at 16 grains per gallon, which the city's own report calls very hard and says can leave chalky buildup on fixtures. On non-porous quartz that film wipes off instead of soaking in, and there is no sealing schedule to forget. Quartz also comes in large slabs that can cut down on seams in the L-shaped and galley layouts common in older homes.

Vanities are a quick win

Many original Green Valley bathrooms still have one-piece cultured marble vanity tops with integrated bowls. Swapping them for a quartz or granite vanity top with an undermount sink is usually a short job and changes how the room looks immediately. We can match the vanity material to the kitchen or keep it separate.

HOAs differ street by street

According to a local real estate guide, Green Valley has no single master association billing every household; dues and rules are set neighborhood by neighborhood, and guard-gated sections such as the Highlands have their own requirements. Interior countertop work generally does not need HOA sign-off, but some associations set contractor hours, parking rules or dumpster placement. Let us know your rules and we will schedule around them.

Condos near The District

The District at Green Valley Ranch opened on April 15, 2004, and includes 88 condominium units above ground-floor retail. Condo kitchens bring their own logistics: elevators, loading zones and building management approval. We plan the slab delivery and debris removal to fit those rules.

Green Valley at a Glance

  • Opened in 1978. American Nevada Corporation began planning Green Valley in 1973 and held the grand opening on October 24, 1978, attended by Governor Mike O'Callaghan. Wikipedia calls it Southern Nevada's first master-planned community, predating Summerlin.
  • Land bought at $280 an acre. Hank Greenspun bought about 4,720 acres of government-released land in 1971 at roughly $280 per acre. That land became the first Henderson neighborhood outside the original downtown.
  • Built in phases. The master community spans about 8,400 acres. Green Valley South began around 1985 and Green Valley Ranch began construction in 1994, so housing ranges from late-1970s single-story homes to 2000s builds.
  • Inside the City of Henderson. Green Valley lies within Henderson in Clark County, covering ZIP codes 89074, 89014 and 89012 plus the eastern part of 89052. City water there tests at 16 grains per gallon of hardness.
  • Condos above shops. The District at Green Valley Ranch opened its first phase on April 15, 2004 and includes 88 condominium units over street-level retail, with a 150-space underground garage for residents.

Green Valley Questions

My 1980s Green Valley kitchen has tile counters. Can quartz go right on the old cabinets?

Often, yes, if the boxes are solid and level. We remove the tile and its plywood or mortar base, check each cabinet, and shim or reinforce where needed. If a sink base has water damage, we point it out before templating.

Is Green Valley under Henderson or Clark County for permits?

Green Valley is inside the City of Henderson, so any permit for plumbing, gas or electrical changes goes through the city's Building and Fire Safety department, not Clark County.

Does my Green Valley HOA have to approve new countertops?

Interior work is rarely subject to review, but rules vary because there is no single master association. Check your CC&Rs for contractor hours and parking, and send them to us so we can plan delivery.

Can you replace just my bathroom vanity tops?

Yes. Many original Green Valley homes still have cultured marble vanities. We can replace one or several with quartz or granite and new undermount sinks without touching the kitchen.
