Seven Hills Kitchens From the Granite Boom

Countertops in Seven Hills usually mean replacing granite, not tile. Seven Hills is a guard-gated master plan in the City of Henderson, ZIP 89052, and most of its housing went up between 1996 and about 2008. Tumbled-stone backsplashes, small granite tiles and heavily speckled slabs were common upgrades in those years. Today many owners want a cleaner look, fewer seams and a surface that needs less care.

From canceled resort to gated community

The land was first proposed in the mid-1980s as Sky Harbor Ranch by Japan-based Cosmo World Corporation. That plan was canceled in 1991 when Cosmo World went bankrupt. Forest City Enterprises and Terry Johnston bought the site in 1993, and American Nevada Corporation joined as development manager in January 1996. The Rio Secco Golf Club, designed by Rees Jones, opened in 1997. Homes followed across enclaves such as Terracina, Bella Fiore, Tournament Hills, The Greens and Sienna Heights.

What we replace most often

Granite tile counters

Some late-1990s kitchens have 12-inch granite tiles instead of full slabs. Grout lines collect grime and hard-water residue, and tiles chip at the edges. A full quartz or granite slab is a clear improvement.

Busy speckled granite

Granite from this era is often in good condition but visually loud. Many owners swap it for quartz with soft veining or a quiet quartzite.

Bullnose and ogee edges

Heavy decorative edges date a kitchen quickly. A squared or eased edge on a thicker slab looks current.

Tumbled backsplashes

When the top comes off, it is a natural moment to replace the backsplash too, either with matching full-height quartz or new tile.

Quartz, quartzite or new granite?

Henderson city water is very hard, 16 grains per gallon according to the city's report. That mineral film is easiest to live with on quartz, which is non-porous and needs no sealing. Quartzite offers a natural-stone look with high hardness but does need periodic sealing. New granite remains a solid choice if you prefer stone, especially in calmer patterns than the originals. A common approach is quartz for the main kitchen and quartzite for a feature island or wet bar.

View lots and outdoor living

Some Seven Hills estate lots sit roughly 450 feet above the valley floor, with views across the valley, and the community borders the McCullough foothills and Sloan Canyon National Conservation Area. Patios that face those views also face afternoon sun in a city with a 101-degree July average high. For outdoor kitchens we recommend granite or another natural stone, lighter in color, and steer away from quartz in direct sun because UV can discolor its resin.

Gates, sub-associations and review

The whole community is guard-gated, and Terracina has a second gate inside the main one. The Seven Hills Master Association covers the gate, security and an architectural review committee, and most enclaves have their own sub-association. Interior countertop work seldom needs review, but outdoor kitchens and anything visible from outside may. We arrange gate access in advance and follow your enclave's contractor rules.

City permits

Because Seven Hills is inside Henderson, any gas line to an outdoor grill or relocated plumbing is permitted through the city's Building and Fire Safety department. A like-for-like countertop replacement generally is not.

Seven Hills Questions

Can you remove granite tile counters from my Seven Hills kitchen?

Yes. We remove the tile and its substrate, check the cabinets, and install a full slab of quartz, granite or quartzite. Most kitchens are done in a day once the slab is fabricated.

How do you get through the Seven Hills gate?

We ask for your enclave and gate instructions when scheduling and get added to the visitor list ahead of time. For Terracina, we plan for both gates.

Will my Seven Hills HOA review a countertop replacement?

Interior countertops generally do not need architectural review. Outdoor kitchens and exterior changes may, through the master association's committee or your sub-association. Check your guidelines before starting outdoor work.

Is quartz or quartzite better for a Seven Hills kitchen with hard water?

Quartz is easier, since it needs no sealing and mineral spots wipe off. Quartzite is natural and very hard but should be sealed periodically. Many owners use quartz for the main counters and quartzite on the island.
