Upgrading the Original Builder Tops in Summerlin
Countertops in Summerlin often start with a simple observation: the kitchen still has whatever the builder put in. The master plan was founded in 1990 by Summa Corporation, the company of Howard Hughes's heirs, on land Hughes bought in 1952, and homes have been added village by village ever since. A house from the 1990s or early 2000s may have tile, laminate or a modest granite level chosen to keep the base price down. Swapping those tops for quartz or a better stone is one of the most common ways owners here update a kitchen without moving walls.
Two jurisdictions, one name
Most of Summerlin is inside the City of Las Vegas. The southern part, Summerlin South, is a census-designated place in unincorporated Clark County, bounded by Charleston Boulevard on the north, Hualapai Way on the east and Red Rock Canyon National Conservation Area on the west. If your countertop project grows into new plumbing or a gas line for an outdoor kitchen, that boundary decides which building department you deal with.
Associations come first
Summerlin is divided into community associations for the north, south, west and center, plus separate associations for Sun City Summerlin, Siena and the country club enclaves. Individual villages and townhome groups may have their own HOAs on top of that. Interior countertops seldom need approval, but associations commonly set rules on contractor hours, parking and where a dumpster or slab truck can sit. A built-in barbecue island in the backyard is more likely to need architectural review. We give you a written scope you can submit before we schedule.
Choosing the surface
- Quartz is a common request here: non-porous, consistent and easy to keep clean around hard-water faucets
- Granite remains popular for owners who want natural movement or are matching existing stone
- Quartzite and marble suit owners who want a high-end natural look and accept periodic sealing
- Vanity tops for primary baths and secondary baths, often done alongside the kitchen
- Replacement of builder laminate, tile or entry-level granite, including removal
The west-facing patio problem
Summerlin sits against Red Rock Canyon on the valley's western edge, and summers are long, with highs often above 100 degrees. Afternoon sun lands hard on west-facing patios. For outdoor kitchens we generally steer owners to granite or other stones suited to exterior use rather than indoor quartz, and we talk about lighter colors, a shade structure and the fact that dark stone in direct sun can get uncomfortably hot by late afternoon.
Price expectations
Summerlin South's median owner-occupied home value is about $672,400 according to the Census, and many owners here choose premium slabs. Typical installed costs still vary by material, thickness, edge detail and the number of cutouts, so we quote each kitchen on its own. The estimate is free and in writing.

Construction slowed in the Great Recession and picked up after Downtown Summerlin opened in 2014.

Summerlin Questions
Does my Summerlin association need to approve new countertops?
Interior work usually does not, but every association writes its own rules about contractor access, work hours and parking. Outdoor kitchens and built-in islands are more likely to need architectural review. Check your village and master association guidelines, and we will supply a written scope for any submission.
Is my Summerlin home in the city or the county?
Most Summerlin addresses are in the City of Las Vegas, while Summerlin South is unincorporated Clark County. It only matters if the job includes permitted plumbing, gas or electrical work. Your tax bill or the county assessor's parcel record will tell you.
Can I use quartz on my Summerlin patio?
Most quartz is designed for indoor use, and many makers caution against long sun exposure, which can fade or discolor resin. On an exposed west-facing patio we usually recommend granite or another exterior-rated stone instead.
We have 1990s builder granite. Is it worth replacing?
Often the stone itself is sound and the issue is color, edge profile or seam placement. We can talk through replacing it with quartz or a newer granite, and if the cabinets are staying, we check that they are level and sturdy enough for the new slabs.
