Countertops in Inspirada are a different job from countertops in older Henderson. Most homes here are too young to have failing tops. What they often have is the base option a builder installed to hit a price: thin-edge granite, entry-level quartz or laminate in secondary rooms. Inspirada sits in southern Henderson across from Henderson Executive Airport, inside city limits, and its homes range from 2008 to the present. That makes it a place where owners upgrade by choice, not because something broke.

A plan that stopped and restarted

Inspirada's history explains its mix of kitchens. Builders opened the community in early 2007 on roughly 1,900 acres bought at a federal land auction, with plans for 13,500 homes. After the housing crash, lenders pushed the project into bankruptcy in 2011 and work largely stopped. A new development agreement with the City of Henderson in January 2014 restarted it with 8,500 homes planned and more single-story homes with full backyards instead of dense row houses. So a 2010 home and a 2021 home a few blocks apart came from very different market conditions, and often very different finish packages.
